    To determine the appropriate course of action, it is important to prepare a comprehensive financial plan that takes into account whether the homeowner needs to use CPF funds and cash from the current property for the next purchase. If these funds are required, then it may be best to sell the current property before buying the new one. The homeowner can arrange for a late submission and extension of stay upon completion to facilitate a seamless concurrent sell-and-buy process.

    Several factors come into play when considering how long it takes to sell a unit, such as the level, facing, condition, and location. A well-maintained, renovated unit located on a high floor with unobstructed views and surrounded by amenities may sell quickly, sometimes even after one viewing. The challenge then becomes how to sell the unit at the highest possible price. In contrast, an original unit facing the car park or rubbish chute, filled with clutter, may take longer to sell. We have assisted many such clients in revamping their units by adding home staging to make them more attractive to potential buyers, usually sold within a month.

    If you are a first-time home buyer purchasing a HDB and your income falls within the eligible ceiling, it may be more beneficial to secure a HDB loan due to its lower interest rate of 2.6% fixed rate, compared to a bank loan with a fixed rate of 3.88% as of March 17, 2023. However, for second-time HDB buyers who intend to take out a second HDB loan, the amount of sales proceeds they can keep will be affected as HDB will right-size half of the sales proceeds to lower the loan amount for their next HDB flat. In this situation, if the owner wishes to cash out more, obtaining a bank loan may be preferable, as the buyer only needs to pay a 5% cash down payment of the purchase price. Although the current bank interest rate is relatively high, the buyer could choose to lock in the rate for only 1 to 2 years and refinance again when the interest rate drops.
